This residential + commercial building in the centre of Felanitx, could fulfil your dream of owning a small city business.
The 163 m² apartment is spread over two floors.
A marble staircase leads up from the entrance area. On the first floor there is a large hallway that connects both the rooms and the two floors.
Furthermore, there is a living area with a small bay window, a dining room, a kitchen and two bedrooms – one with an en suite bathroom. The entrance to the bathroom is integrated into the wall unit. The bathroom has a shower tub.
The second bathroom can be reached via the terrace behind the kitchen. It has a full bath and an adjacent laundry room.
Another terrace above the laundry room forms a covered laundry area.
The upper floor is also accessed via a marble staircase and has another bathroom (toilet and basin only) which could be converted, a bedroom, a large hall area and a very large individual room with arched windows.
The hallway leads to another 16 m² outdoor terrace and a staircase leads to another 20 m² roof terrace with a view over the town.
This residential + commercial building offers many possibilities.
Also worth mentioning is the shop, which is located on the ground floor and offers an additional 115 m² of space with all its storage areas and two toilets.
In the rearmost room, which was actually a garage, the gate facing the street was removed and a wall was built. The room was last used as a cellar/storage room, but can be dismantled again and then offers space for a small car.
The shop needs to be renovated.
Felanitx is located in the east of Mallorca. The municipal area borders the Llevant region and is home to eight beaches. The port of Felanitx is in Portocolom, about 15 minutes away.
Felanitx offers wonderful historical and cultural treasures, breathtaking scenery and a family atmosphere.
The centre of the city is the large market square, surrounded by cafes and small shops.
Behind it rises the imposing town church, which is framed by many small stalls on market days.
The town of Felanitx was only founded by the Moors in the 11th century. The numerous windmills (no longer functional) that were built on a rocky ridge above the village and used to produce flour can be seen from afar. Mallorcan capers, apricots and almonds are important agricultural products today.
Felanitx was the first wine-growing region on Mallorca. Today around 75% of Majorcan white wine comes from the area around Felanitx.
Just outside the village, a serpentine road and a hiking trail lead to the more than 500 meter high Puig de Sant Salvador with its pilgrimage church and former monastery. Impressive and visible from afar is the Christo Rei statue, as well as a large stone cross on the Puig des Milá just below the monastery.
From up here you have a panoramic view over the coast to the nature reserve of the island of Cabrera.
The airport of Palma can be reached in about 40 minutes via the new expressway from Campos to Llucmajor.
