This attractive project comprises a free-standing villa in Calas de Mallorca and is only 1.5 km from the beach with its crystal clear water.

The project has a built area of approx. 152 m2, which includes a living/dining room, a kitchen, 3 large bedrooms, a study, 2 bathrooms, a utility room, a guest toilet, and a 75 m2 terrace.

The equipment of the chalet includes air conditioning, underfloor heating, triple-glazed windows, and thermal insulation.

A garage of approx. 20 m2 is also planned.

The price includes the land, the villa project, and complete construction.

One could build a pool of approx. 18 m2.
However, pool construction is not included in the price mentioned. (Additional costs approx. 35,000 euros)

Construction will only start once a customer is found. This allows for modifications according to the buyer’s wishes. The building application will be submitted after all changes and extras are included e.g. (with pool or without etc.)
It usually takes up to 8 months before the application is approved by the building authority.
The construction phase itself takes about 7 months.

Lage:

Situated on the south-east of the island, Cales de Mallorca has a small business centre with several bars and restaurants and also includes a Post Office, chemist and doctors surgery.

Other larger towns close by include Portocolom, Felanitx, Manacor and Portocristo.
The beautiful port towns of Portocolom, Cala d’Or and Portocristo are only 10 – 20 minutes away by car.
The nearest golf course of Val d Or is about a 10 minute drive away. The surrounding area is characterized by extensive pine forests and almond orchards. Other local attractions include the caves of Portocristo as well as the market in Felanitx.

Ausstattung:

The purchase price for the Property includes 120,000 euros, plus 8% real estate transfer tax + approx. 2% emergency fee.

The remaining 489,000 euros is distributed over various payments for service providers, services, and fees.
Therefore, various tax rates between 10% and 21% come into play.

The actual construction price of the house amounts to 376,000 euros and a VAT of 10% is payable.
Due to the new construction tax, the property transfer tax is no longer payable for the property. Only a 1.5% stamp fee and approx. 2% of notary costs will be incurred.

There is a legal guarantee of 10 years on the new building.

Payment is made in several steps.
There will also be two notary dates.
The 1st appointment is to acquire the property.
The 2nd appointment is for the registration of the house.
